They started exactly like you
Very good first contact with Jeevanthy, responsive and professional, with a very thorough handling of the file and a clear action plan, thank you!
Jeevanthy showed a level of professionalism, determination and patience that is rare in this business, and without which my project could not have come to fruition.
We are expats and needed a loan for a purchase. Our situation was quite complex and the options were very limited, but the S2C team did a great job!
I highly recommend this team! They did excellent work on my file: very responsive, efficient and always attentive. Follow-up was smooth from start to finish, with a real sense of service.
My file had many complexities, particularly related to my place of expatriation and my method of purchase. Every other broker I had contacted had declined, but S2C agreed to take it on.
A very detailed first meeting that allowed me to get a financing simulation. I now have precise information about my purchase project. I thank Jeevanthy for her expertise and valuable advice.

Mortgage Loans for French Expatriates
Explore all the criteria to meet in order to secure a mortgage loan as a non-resident French citizen: bank requirements, down payment amount, guarantees requested, and expert recommendations to carry out your project successfully.
Do you have questions?
France remains an attractive financing market for international buyers, particularly for well-qualified borrowers with solid income, assets and a substantial down payment.
The key point is that French mortgage rates should not be considered in isolation.
The right financing strategy depends on your profile, your country of residence, the currency of your income, your assets, your tax situation and the property being purchased.
For international buyers, the quality of the file and the choice of bank can matter just as much as the advertised interest rate.
The French system is generally more conservative and much more structured than many foreign markets.
French lenders place significant importance on documented income, existing debt, the source of funds, the borrower's overall financial situation and the value of the property.
Unlike some markets where borrowing capacity is based mainly on a multiple of income, French lenders assess the overall viability of the proposed loan.
The process is also very document-intensive, especially for non-residents, and the notary plays a central role in the purchase process.
What is the typical loan-to-value (LTV) ratio available to non-resident buyers, and how does it compare to residents?
This varies considerably.
Not all French banks have the same appetite for non-resident borrowers, and some have very specific policies regarding countries of residence, currencies, professions, income structures and minimum transaction amounts.
This is one of the main benefits of working with a broker experienced in international financing: rather than approaching banks one by one, the file can be directed to the lenders whose criteria match the borrower's profile.
The fixed-rate amortizing loan is by far the simplest and most commonly used solution for purchasing a home in France.
Variable-rate and mixed-rate structures also exist, although they are less commonly used by international buyers.
For many foreign buyers, a fixed-rate loan offers an appealing combination of visibility, predictability and protection against future interest rate increases.
However, high-net-worth borrowers may also consider interest-only loans or Lombard loans, depending on their assets and objectives.
Non-resident borrowers may be offered pricing that is slightly different from that offered to French residents, as lenders take into account the additional complexity and perceived risk linked to income, currency and international residence.
However, the difference is not necessarily significant for a strong profile.
Buyers should look beyond the advertised rate and take into account the overall cost of borrowing, including borrower's insurance, application fees, guarantee fees and other related costs.
Most importantly, borrowing capacity should be assessed based on the actual financing structure, not a simple rate assumption.
